What's the difference between a mortgage broker and a bank?
A bank can only offer its own loan products. A broker shops wholesale rates and programs from many lenders on your behalf. That means Blueridge can often match you to a loan that better fits your credit profile, income structure, or property type — and because we're compensated by the lender at closing, there's no premium for using us.
How much down payment do I really need?
Less than most people think. Conventional loans start at 3% down for qualified first-time buyers. FHA is 3.5%. VA and USDA are zero-down for eligible borrowers. We'll walk through the trade-offs between lower down payment, monthly PMI, and long-term cost.
Will applying hurt my credit score?
A single mortgage-related credit pull has a small, temporary impact (usually 2–5 points). Federal rules give you a 45-day window to shop mortgages, and all pulls in that window count as one inquiry — so you can compare without penalty.
How long does the mortgage process actually take?
Most Blueridge loans close in 21–30 days from a fully-submitted application. VA and government loans can take slightly longer. We'll give you a realistic timeline on day one and update you weekly.
